Executive summary 

We are proud to present you a modern and innovative project, which will be constructed on the best coast of Spain – Costa del Sol. 

 

The project will include a hotel complex (maximum area of 50,000 m2 excluding basements), a huge park area and other auxiliary structures necessary for high-quality and multidisciplinary service for vacationers. 

 

This concept is new to Spain and the region as a whole. 

 

Boasting a privileged location, the Hotel will be situated on the flat plot of 212.233 m2, located between Marbella and Estepona, 3km from the beach, facing South and is just a short walk from all the necessary amenities. 

Elaboration of the project

After preliminary work and research, and subject to amendments, approvals and recommendations from the relevant Ministries and departments, the Initial Strategic Innovative Document for inclusion in the General Plan of the City Buildings was presented to the City Council in the form of a joint case (Strategic Environmental Research + Innovation + Sectorization + detailed distribution). The document was accepted and registered in City Hall on 23/12/2020

This document was studied by the administration of the City Hall and after several mandatory approvals personally approved by the Mayor, the legal, architectural and technical department of the City Hall and sent to the final, detailed approval by the Corresponding Regional Ministries and Departments. 

​

On March 29, 2021, the Environmental Protection Service received an application with a full package of relevant documentation from the city council of Estepona asking to start strategic environmental assessment innovations of the indicated municipality, with the appendix initial strategy paper and proposed innovative project.

After analysing the presented environmental and urban planning documentation and making sure it meets the requirements, the Territorial Directorate for Sustainable Development of the Province of Malaga on 21 September 2021 approved the Resolution on the adoption of a strategic and Environmental Assessment Innovation of Estepona. 

 

This site is treated as an independent and separate sector and does not need additional approvals from neighbours and others landowners, which greatly simplifies all procedures.

Description of demand segments 

Football 

​

In Europe, as elsewhere, the most popular sport is football. Many teams hold their sports camps in the South of Spain in Marbella. This is facilitated by the mild climate of the Costa del Sol and comfortable winter and summer air temperatures, which allows for football camps all year round. Unfortunately, teams are forced to live and train in different places and spend time moving from their place of residence to the place of training.

 

In Marbella Sport Hotel, everything is collected in one place. This allows more than five football teams to live and train at the same time. This is the uniqueness of the project. Unlike a tourist hotel, our hotel can be 100% loaded per year. 

​

Key clients are teams from the CIS and northern Europe, 

whose climatic conditions do not allow arrange football camps at their own training bases. 

​

The standard football camp duration is 2 weeks, the team 

will usually change locations for each of 2-3 training camps. 

Football teams

The main requirements of football teams leaving for training camps for sports infrastructure: 

 

•High-quality football field (natural turf) 

•High-quality hotel infrastructure (at least 4*) 

•The close location of the training field relative to the hotel complex 

•Possibility of renting the practice field of the day on an exclusive basis for the duration of the camp 

•Availability of full-fledged sports nutrition in full board mode 

•Availability of additional infrastructure (gym, conference room with a screen for theoretical classes, a separate room for meals) 

•Presence in the complex / in the immediate vicinity of the stadium complex for test matches 

•The presence in the region of other teams of a similar level for sparring

In connection with the development of the marketing component of clubs, the following features of sports complexes are also important:

Profitability

Average prices of football camps for professional teams off-season:

Football teams start their football camps off-season from December, which can last until May 

Low tier football teams: from 50.000 € per week 

Mid tier football teams: from 100.000 € per week 

High tier football teams: from 150.000 € per week

Average prices of hotel stays for the rest of the year: 

​

Costa del Sol always showed a positive growth in the hotel occupancy rates. Even after COVID in August 2022 hotels on the south coast had an average occupancy rate of 86% with an average yearly occupancy of 70%.

 

Average price of the night stay in a 3* hotel: 98 € per night 

Average price of the night stay in a 4* hotel: 110 € per night 

Average price of the night stay in a 5* hotel: 223 € per night 

Profitability

Football teams spend between 300,000 and 1,000,000 Euros per year on football camps. The average duration of the camp is 10-14 days, a team of 40 people. The hotel has 192 rooms, more than five teams will be able to live and train at the same time. Which sums up to 1,000,000-1,500,000 Euros monthly. 

​

An additional income will be brought by a tennis club with six tennis courts, renting one from 50 Euros per hour. Which will bring an extra of 50,000-80,000 Euros per month. 

​

The hotel provides facilities for fitness, yoga, pilates, etc. Areas for commercial real estate, which will allow them to be rented out for sportswear and equipment stores: Adidas, Nike, Puma, etc. 

​

As well the territory of the hotel has the special area for the construction of the commercial real estate of 10,790 m2, 

where a small shopping center can be built, or this area 

can be rented out to chain stores.

The 215,810 m2 plot is located on the border of the cities of Marbella and Estepona, 65 kilometres from Malaga Airport, 800 meters from the N-340, A-7 motorway, 5 minutes by car from Puerto Banús, two kilometres from the beach.

 

Ideally flat, it does not require levelling or high-cost investments, because it is located in the immediate vicinity of a developed infrastructure (road, power line, sewage, drinking water, including the possibility of connecting to the technical supply of water for irrigation of the park area and sports facilities), in combination with a unique climate and geographical location make the location particularly attractive.

3.Study of the possible charges of urban planning. 

4.Geological and geomorphologic investigations.

6.Hydrological investigations and underground currents. 

7.Landscape research. 

8.Research of fauna, flora and land use. 

9.Demographic situation. 

10.Economic situation. 

11.The presence of historical values and cultural monuments. 

12.Availability of livestock routes and livestock trails. 

13. Presence of protected natural areas and reserves of public interest. 

14. Acoustic research. 

15. Traffic Liens. 

16. Presence of animal halos, rare and endangered birds. 

17. Study of the possible negative consequences for the environment (impact on the ground, bodies of water, rivers and underwater currents, increased water consumption, air quality, increased noise and vibrations, negative effects on fauna and flora, climate change, increase in general air temperature, deterioration of fire safety, etc.)
